Whether you are looking for a listing agent with the savvy and marketing skill to sell your home or a buyer’s agent with the market knowledge and responsiveness to help you buy a property, you will be forming an “agency” relationship with a Realtor.
This brochure from the Virginia Association of Realtors outlines the nuts and bolts of forming an agency relationship, an act which require you and your Realtor® to sign “a written brokerage agreement” that identifies at a minimum:
+ what services the Realtor® will provide;
+ how long he or she will be providing those services; and
+ what fee (if any) and how it’s paid.”
In Virginia, since July 2012, the law requires some form of brokerage agreement be in writing before your Realtor provides an brokerage services for you, including showing you a home.
